Work began on 3,087 new homes across the State last month, according to commencement notices registered with the authorities.
That’s up 18% on the 2,624 that were started in October of this year and a 29% boost on the number recorded in the same month of last year.
43% are homes in housing schemes, 45% are apartments and 12% are for one-off units.
It brings to 29,634 the total number of new houses and apartments which work has begun on this year so far.
That is up almost 18% on the same period last year and compares to 26,957 for the whole of 2022.
It is also a record for the first eleven months of any year since the authorities began collecting the data eight years ago.
The largest number of commencements in November was recorded in Fingal County Council area at 671, followed by 534 in Dublin City.
Just four new units were commenced in Leitrim.
Dublin City has had the highest number of commencements so far this year at 4,244.
Meanwhile, work has begun on 219 new homes in Naas, Co Kildare.
The units are part of a Land Development Agency backed project at Devoy Barracks, with construction to be carried out by Andrews Construction.
The first homes are expected to be delivered on the 4.14 hectare site in 2025.
The site, formerly part of Devoy Barracks, was made available to the Land Development Agency by the The Housing Agency.
42 two-storey, three-bed houses, 177 apartments and duplexes consisting of 64 one-bed and 105 two-bed and eight three-bed units are to be built.
There will also be 4,684 sq m of communal open space, 314 car parking spaces and 482 bicycle parking spaces.
